Material rates, labour availability and finance costs are pulling in different directions. Here is how we are allowing for it in current estimates.
Estimating is only as good as the assumptions behind the rates. Three factors are shaping the numbers we are using on current projects across Ahmedabad, Gandhinagar and Surat.
Steel and cement move at different speeds
Structural steel remains volatile enough that a fixed-price quote taken more than a quarter ahead of the order carries real risk. Cement has been comparatively stable, which makes it a poor proxy for overall material inflation.
On projects with a long procurement runway we now recommend either an early order with storage, or an explicit price-variation clause. Pretending the exposure does not exist is the only genuinely bad option.
Skilled finishing labour is the real constraint
General labour is available. Skilled finishing trades — stone, joinery installation, specialist waterproofing — are not, and their availability increasingly sets the finishing programme.
Booking those crews early, and sequencing so that they are not left waiting, matters more to the completion date than most clients expect.
Finance cost belongs in the project cost
For developers, interest during construction is a project cost like any other. A three-month delay is not only three months of preliminaries; it is three months of finance on the drawn amount.
We include it in forecasts so that the cost of delay is visible when the decision that causes it is being taken.
